County to pay for disinterested review of Walmart’s TIA

The Powhatan Board of Supervisors has decided to hire an outside consultant to review Walmart’s traffic impact analysis.

District 1 Supervisor Joe Walton said “With so much going on- on both sides of Route 60- from Page Rd. to South Creek One, [Powhatan] needs a transportation planner to make sure the county gets the best deal.”

The county’s transportation study group asked officials to ensure the engineers’ analysis is a “global study” that looks at the entire area in eastern Powhatan where the proposed Walmart would be built, including traffic impacts to the roads that feed Route 60.

Planning Director Brandon Stidham said the county can pay the consultant with unspent transportation money from last year’s budget. $20,000 remains earmarked for transportation services.

Walmart’s first TIA was rejected by county planning staff but the retailer submitted a revised analysis November 17.

The county will have to move quickly to hire a firm for a traffic analysis; officials take up Walmart’s rezoning request in January- instead of December- because the applicant requested a one-month deferral.

Good grief folks…get a grip!  It’ll be like Hull St. at rush hour??  Are you kidding me? I suppose every one of the vehicles on Hull St. at the 288 interchange are coming/going to the Walmart. Of course no one is actually coming home from work…

I’ve also watched the comments regarding the low pay and lack of benefits. How many of our existing small businesses pay a high salary with decent benefits? (It’s a rhetorical question as I suspect I already know the answer)

Face it…This is not Walmart’s first rodeo. The conduct exhaustive demographic studies prior to locating a store. They (Walmart) already know they have a considerable market in our fair county.

As I’ve said before…if you don’t want the Walmart to survive in Powhatan, don’t shop there.  We vote with our dollars.

The snippet from the front page for this story is really bothering me.  It reads, “A outside consulting firm…”  It should read, “An outside consulting firm…”

One stipulation that WALMART should be required to accept is to offer jobs to those in the local area first. Invitably, we will loose jobs at both Food Lions, Radio Shack, the Tractor Supply, the local Hardward store at Flat Rock, Southern States in Goochland, Chubby’s, The Red Bard Gas Station, Chevron on the hill, Subways, the local hair cutleries, gas stations, garden shops, etc.

How many of those jobs will be replaced ?

Hull Street and Glen Allen have been notorious for offering jobs to people out of state so far. I worked at Bank of America recently and as a team we all realized that I was the ONLY person they hired on that team in the entire state…ALL of the rest of the crew was hired from out of state. We need jobs for the local community, not the rest of the world.

We need to consider the local community first, especially since WALMART intends on draining the money from Powhatan first—Chances are 100% they won’t be putting that money back into the local community.

I think we need to keep our fair share of the sales tax revenue in Powhatan County.  Why should Chesterfield get the money from Powhatan residents shopping at Watkins Center or Midlothian Village.  We can use the money to hire more teachers for our schools.  I think this is simply giving our residents more retail choices IN THE COUNTY. The area along Route 60 near the proposed store already has plenty of retail so this isn’t going to change the character of that area. None of us want to become Chesterfield, but there is certainly room for one large retail store. Bottom line: I might object to the store if it were near the Village, but this is in a good location and we can use the jobs, tax revenue and shopping choices closer to home.

Walmart is coming ; so we might as well get used to it. Its called progress, Big business dictates what happens ,always has and always will so settle back and prepare yourself for traffic that will be far worse than Hull St.around Rt.288 at rush hour .At least Hull St.has 4 lanes both ways the last time i was down 60 it was still 2 lanes and that was yesterday ,where are all the cars going to go ,, they will be sitting still burning dollars of expensive gas while the wife gete madder because dinners getting cold .Wwelcome neighbors to progress in Powhan Co.

Walmart is coming here it"s called progress and we might as well get used to it.We do not like it either but Big business dictates what happens ..always has and always will.so make plans to fight traffic that will be like Hull St. around Rt.288 at rush hour. Hull St. is 4 lanes both ways Rt. 60 is 2 .Imagine the wasted time and the amount of gas we will burn. just trying to go to work.. and to get home Good Luck Neighbors…

Tax revenue brought in by Wal-Mart will do nothing to give residents tax relief.  Look at how many businesses are in Chesterfield—they pay more in property taxes than we do in Powhatan.  As for jobs, unless you somehow get Wal-Mart to agree to only hire people from Powhatan, which is illegal, the number of jobs it will provide is not as many as you would think.  People from all over the Richmond area, even throughout the state and perhaps out of state, will come to work at Wal-Mart.  Think of the long-term ramifications.  Once you open the door to one big box retailer, you cannot shut it to anything or anyone else.  Midlothian Turnpike will simply extend into Powhatan.  You will trade your convenience and low prices for a longer commute with wasted time and gas.

I don’t know what part of Powhatan County you live in,but the part I live in you would be doing good to get to Flatrock in twenty minutes. Oh yes I do ,you live on the Powhatan/Chesterfield line.

I trust the Board Of Supervisors and the Planning Commission will do the right thing. As far as I know THe Rte 60 Corridor is zoned for Commercial Business and Powhatan County will welcome it. At this point in time I think we need more Business situations,than residential. p

Really, we don’t need another Walmart here—we have three within 20 minutes of the county. Is there really a need to put multiple walmart stores 10 minutes away in every direction from every single house in the country ? Is there anyone out there who has mapped all of the Walmarts in the local area on Google—there must be at least 50 of them in Richmond alone…

Walmart’s expansion is getting worse than the local bank expansions that have been going on for the last decade. We’ve got a Wachovia on every block in Midlothian. Now Walmart and Home Depot and Lowes are doing the same thing. They’re ever expanding into every little crack and crevice in the country. That just drives up the costs for all of us…We only need one within 30 minutes of our house. Most of us don’t do all of our shopping at Walmart anyway…I prefer to do most of mine elsewhere.
